How Often Should You Replace Your Roof?

How Often Should You Replace Your Roof?

As you probably already know, roofing is not indestructible. Like all things existing on this planet, roofs take on physical damage and experience deterioration. If you have a roof, you will eventually have to have it replaced.

The only question is: when? How often should you replace your roof? We will get into that question below.

Let’s go!

How Often Should You Replace Your Roof?

Roof lifespan is predicated upon several factors. However, the most important factor is by far material. Simply put, different roofing materials have different lifespans.

Below, we will discuss the lifespan.

Asphalt Shingles

Asphalt shingles are the least durable of all roofing materials. You can expect them to thrive for around 20 years, at which point you need to think about a replacement.

A sure sign that your asphalt shingles need to be replaced is that they’re curled at their edges. This is a sign that they’ve taken on too much water and sunlight damage and are unable to provide adequate protection.

Architectural Shingles

Architectural asphalt shingles are of slightly higher quality than standard asphalt shingles. They last a little longer. You’ll get between 25 and 30 years of use out of architectural asphalt shingles.

Like standard asphalt shingles, when architectural shingles become weather beaten, they curl at their edges, indicating the need for a replacement.

Wood Shakes

Wood shakes are more durable than asphalt shingles, and will typically last between 30 and 40 years. If they’re well-maintained, err toward 40 years. If they’re poorly maintained, err toward 30 years.

Some signs of deteriorated wood shakes include splitting, curling, or excessive mold growth. If you notice these signs in abundance, a replacement is necessary.

Metal Roofing

Metal roofs are exceedingly durable and will thrive for over 50 years of use. The only time you ever need to worry about replacing metal roofing is when it’s taking on rust. Note, however, that it is possible to remove rust from metal roofing, thus prolonging its lifespan.

Clay Tile

Clay tile is, by far, the most durable roofing material on the market, thriving for well over 100 years of use. The only reason you would need to replace clay tile is if it’s cracked or missing.

If you’ve installed clay tile on your home yourself, you shouldn’t ever have to worry about replacing it. It should remain long after your life is over.
